watercolor rendering

Was asked by a client to paint a watercolor rendering for his future expansion in order to secure his funding sources.
Not to experienced in this arena, was wondering how others might price this job, I do have my ideas, not one who likes to sell myself short....
curious as to what other comrades have experienced and priced.
I'm considering pricing two ways, a price prior to receiving the financial backing and a balance after, while I still retain the original.
The other way, would be a price with color copies now, and a price to purchase the original later, whether they obtain funding or not.

Times like this. I wish I had an agent who sold the piece, I wouldn't have to think, just create....wouldn't that be a perfect world.

Seegar.....this sounds a little off centre here...try me and I'll do my best to get it to sound like I'm trying to say it. Also, so much is dependant on reading the situation...... The funding for a shopping ctre or whatever won't hinge on an illustration but a good job for the "pitch" might be of help. ....so I'd sell it outright. Why would you want to keep it for later?...unless you think it might be used as a promo piece for leasing agents...I'd still go for full price whatever the time required is. Also to note the client likely expects this to be quite cheap, again it's your read on the situation. I have done things like this before but the situation was quite different.
